Selling a Lake Home or Cabin in Grand Rapids and Itasca County Minnesota


I have found that there are three things necessary to get a lake property sold.

1) A great agent with the ability to market it correctly.

2) A realistic price for todays market. Pricing waterfront properties is more of an art than a science. There is much more to consider, such as lake size and type, location, shoreline etc.

3) Staging with the buyer in mind. This is becoming more and more important. In a market where there is so much competition it is key to make your property stand out.

Let me give you a few tips that will help your lake property sell! 

  • Staging the home is a fundamental necessity inside and out. Clean up clutter, clean out closets, cupboards and counters to give the appearance of space. The same rules apply to every room in the house. Less is more! A potential buyer needs to visualize themselves living happily in the house.
  • A fresh coat of paint or replacing outdated carpet can transform a room.

  • Clean windows are a must! Be sure to keep windows that look out over the lake clean and free of clutter so there is a unobstructed view of the water.

  • Outdoor Areas: Place flower pots on patios and decks. Create outside sitting and entertainment areas. The buyer should be able to picture themselves entertaining family and guests.

  • If you have a dock, make sure it is in good shape so a buyer is can walk out and look at the lake.

  • Outside sheds and outbuildings should be clean, neat and organized. If there is peeling paint, take care of it. A fresh coat of paint on these buildings is also helpful for curb appeal.

  • Clean up the beach. Rake the beach before showings. It might sound crazy but it really makes the beach area pop! It gives the buyer the idea also that you take pride in your lake home.

  • Remember, the more obstacles you can remove, the less the buyers will have to.
