What are you looking for in a lake? Is it good fishing? Sandy swimming beach? Expansive boating? Or peace & quiet?

What about the slope to the lake? Is a gradual or level slope a necessity or is a steeper slope with great lake views more important?

How about exposure? The west side gives you those serene sunrise views while the east side provides great sunsets and afternoon sun, while some like the north side hoping for less wind.

How far do you want to be from town? Do you want to be able to run into town quick, for groceries, shopping or medical facilities or is solitude something you are in search of?

Does the lake level vary? Are there any flood plain restrictions?

Many lake properties have a private well and septic system, become familiar with the counties requirements.

Is there access to electricity? It can be very costly to have power brought into the lot.

Do you plan to develop the shore line.? Find out what the restrictions are for shoreline development and renovation.

You may find that all you want in a lake home is not in your price range – then some alternatives may be a nicer home with deeded lake access or if it’s true privacy you are looking for may be acreage with water near by is a better fit.
